Facility management of a newly constructed Civil and Probate Courthouse in Miami, Florida. This is a performance based, 30-year, Operations and Maintenance contract providing all maintenance services of all equipment within the interior and exterior of the facility, excluding security, information technology, and other minor pieces of designated equipment. The objective is to maintain a seamless environment by assuring that equipment and services are performing to specifications to facilitate uninterrupted daily courthouse operations and functions. The ideal candidate has extensive commercial facility management experience, ability to perform hands on activities, demonstrate technical and leadership experience.
What you will do
Ensures the effective execution of all maintenance requirements and processes for various facility equipment. Manages the daily and afterhours activities of the facility maintenance staff, sources required parts, manages various subcontracted services, and other additional activities. This includes managing a team of technicians, coordinating and prioritizing work orders, ensuring compliance with safety regulations, and maintaining a high level of customer service. In addition, the role is responsible for oversight and performance of a variety of repairs and services in a specialized building system environment with a high emphasis on HVAC, Mechanical Systems, building maintenance.
How you will do it
Supervise and provide guidance to a team of facilities technicians, including assigning tasks, monitoring performance, and providing feedback and coaching.
Coordinate and prioritize work orders and maintenance activities to ensure timely completion and efficient use of resources.
Conduct regular inspections of the facility to identify maintenance needs and address any issues promptly.
Develop and implement preventive maintenance programs to maximize the lifespan of equipment and minimize downtime.
Accomplishing repairs for HVAC equipment, Monitor and Adjust HVAC systems to keep within allowable parameters. Heat Exchangers, Chiller Pumps, electrical systems, fire alarm systems, potable water systems, and building automation systems.
Ensure compliance with all relevant safety regulations and standards and promote a culture of safety among the team.
Maintain accurate records of maintenance activities, including work orders, equipment repairs, and inventory management.
Collaborate with external contractors to coordinate and schedule maintenance, repairs, and renovations.
Stay updated on industry trends, standards, best practices, and new technologies to continuously improve facility operations.
Provides direction and training to less experienced maintenance technicians.
Plans, selects, and lays out required materials for service, repair, and preventive maintenance work.
Works from drawings, schematics, job layouts or verbal instructions and operates a variety of tools and machines incidental to operations.
Requisitions new supplies and equipment.
Performs all work in accordance with established safety procedures.
Is required to participate in an on-call rotation schedule to attend to emergency situations at the facility.
Complies with all company policies and procedures and adhere to company standards.
Perform other duties as required.
What we look for
[Required Qualifications – Education, Skills & Experience]
Two-year technical degree or five years’ experience as an Operations & Maintenance Supervisor, or completion of an apprenticeship program.
Four-year degree related engineering, construction management or business management (Preferred).
Proven experience in facilities operations, maintenance, or a related field sufficient to deal with service and repair requests.
Knowledge of the following trades/skills: electrical, HVAC, plumbing, carpentry, and general building maintenance
Excellent leadership and communication skills, with the ability to effectively manage a team.
Strong problem-solving, troubleshooting and decision-making abilities, with a proactive approach to identifying and addressing issues.
Detail-oriented with excellent organizational and time management skills.
Working on mission critical projects
Knowledge of OSHA codes and regulations
Working knowledge of BMS systems.
Must be able to work varying shifts, weekends, holidays, and special and emergency events as needed.
Required to use a variety of hand and power tools, and man lift.
Universal EPA Refrigeration Certification (Preferred).

Maintains a professional relationship with all coworkers, vendor representatives, supervisors, managers, customers, and client representatives.

Excellent attention to detail.
Effective time management and organizational skells and the ability to prioritize.
Excellent oral and written communication skills in English.
Ability to work alone and in a team environment.
Must be able to pass a thorough background check and subject interview.
Must have a valid driver’s license.
Ability to communicate in Spanish (Preferred).
Must be physically able to perform basic maintenance tasks to the highest caliber, which includes ability to: climb ladders, work in restricted spaces, lift heavy objects weighing up to 50 lbs., etc.
