RESIDENTIAL MAINTENANCE TECHNICIAN-PROPERTY MANAGEMENT
Service Technicians are responsible for the upkeep and repair of our properties. They must be able to work unsupervised while performing quality repairs to HVAC, electrical, and plumbing systems. They must be able to diagnose and troubleshoot problems. Customer service is of the highest importance and must always be displayed. Other tasks include finish work and occasional property turnover. Documentation is done via smart devices such as smartphones and tablets.
Essential Duties and Responsibilities
- Completes resident service requests or turns in a timely manner, providing outstanding customer experiences to residents
- An average of 5 service requests should be completed per day. Management hasdiscretion depending on the complexity of the job and work orders
- Assists with upkeep of all assets to meet Company quality standards
- Handles emergency service requests on a rotational basis
- Ensures all tasks are completed in a timely manner
- Uses company tools and equipment as directed and in accordance with all required safety standards
- Coordinates with assigned personnel and/or other trades for the purpose of completing projects and service requests efficiently
- Functions as part of an interdepartmental team
- Responds to emergency situations during after-hours to resolve immediate safety concerns
Minimum Qualifications (Knowledge, SKILLS, and Abilities)
- Strong aptitude with computers, internet, network phone systems
- Two to five years’ previous experience in a maintenance role
- Work is performed while standing, sitting and/or walking
- Requires the ability to communicate effectively using speech, vision, and hearing
- Transport a variety of tools, equipment, and supplies for the purpose of ensuring the availability of materials required at the service site
- Requires activity involving being exposed to moving machinery, exposure to marked changes in temperature and humidity, and exposure to dust, fumes, and gases
- Exemplary Customer Service skills
- High school diploma or equivalent
- HVAC Certification Preferred
- At least two years of Carpentry, Plumbing, and Electrical experience
- Must have own tools, we will provide larger equipment as needed
- Time Management skills
Requirements
- Valid driver's license
- Pass a Motor Vehicle, Drug Screen and Criminal Background Check
Physical Requirements
- Requires working in confined spaces and in awkward positions, such as under countertop sink repairs
- Requires working on ladders, in elevated spaces and overhead work, such as changing light bulbs, painting high walls, painting ceilings, and minor lighting repairs
- Requires general maintenance of fixtures in basements, crawl spaces and confined spaces, such as furnace maintenance, hot water heater repairs, and air conditioner maintenance
- Requires general maintenance of all types of flooring, including manual repair to linoleum, wood flooring and carpet; and,
- Requires the ability to lift carry, push, pull medium weights up to 75 pounds

There is no supervisory responsibility with this position.
TRAVEL
Travel is primarily local during the business day. After hour calls are on rotation.
