The Virtual Property Manager plays a critical role in ensuring the seamless operation, security, and profitability of our self-storage facilities. This position will be in Macon, GA and Tyler, TX. By leveraging industry-leading technology, they will provide exceptional customer service, optimize occupancy, and maintain high operational standards, all while working remotely.
Objectives and Responsibilities:
o Assist customers with unit rentals, lease agreements, payments, and account management via Swivl and StoreEase.
o Respond to all customer inquiries within 24 hours and resolve concerns professionally.
o Maintain a 4.5+ star rating on Google Reviews through excellent service, with 80% of rentals leaving a review.
o Implement sales strategies to maintain 90%+ occupancy and meet/exceed Protection Plan sales goals.
o Ensure at least 80% enrollment in Auto-Pay to optimize collections.
- Facility & Security Management
o Use StoreEase’s Virtual Management Operating System (VMOS) to monitor and manage remote facility operations.
o Track access logs and surveillance systems to ensure security compliance.
o Oversee maintenance requests, ensuring acknowledgment within 24 hours and resolution within 72 hours.
o Conduct virtual property audits, maintaining compliance with company standards.
- Administrative & Operational Efficiency
o Process rental agreements, payments, and tenant accounts using StorEDGE with 100% accuracy.
o Maintain detailed facility records and generate operational reports as needed.
o Assist in dynamic pricing strategies to maximize revenue based on market trends.

Qualifications:
- Previous experience in self-storage management, property management, or a related field.
- Proficiency in using StorEDGE, StoreEase, and VMOS.
- Strong communication and problem-solving skills with a customer-first approach.
- Ability to work independently and make sound operational decisions.
- High school diploma or equivalent (college education in business, real estate, or a related field is a plus).
This is a full-time opportunity offering $20 per hour. The schedule will be Monday- Friday 11am - 7:30pm. Hourly position with bonus potential. Health/Dental/Vision benefits. 401K with company contribution. PTO.
